A development with more than 3,300 homes and apartments has been approved in Travis County. The homes will be found in western Traffic County and in part of eastern Burnett County. This plan was unanimously approved by the Commissions Court a few months ago.
The master development plan shows the majority of the homes in Travis County, which will includes 2,200 acres of the project. Along with the homes and apartments, the project will include restaurants, shopping, entertainment venues, amenities and a resort hotel and spa.
With everything put together, this development is one of the largest proposed in Central Texas in many years. The lead developer of the project, Blakefield LLC, has made it clear this won't just be another subdivision with a ton of residential properties.
The master plan was designed by Hart Howerton Architects from New York and the infrastructure planning is being done by Doucet & Associates P.E. Others involved in the project include Kimley Horn, Integra group, Dannenbaum Engineering, Sherwood Engineers, SWCA Environmental Consultants and Ten Eyke Landscape Architects.
The Thomas Ranch Development
The development is being called the Thomas Ranch development and it's located close to the Austin Golf Club. About 300 of the units planned within the community will represent multifamily units, while 500 will be found in Burnet County. Plans also show more than 500 acres of open space and parkland amenities for residents of the future community to enjoy.
Three phases will roll out the community called Texas Town, Hilltop and Cliffside. The entire project is expected to be built over 20 years. Blakefield LLC has worked on other area projects including the Woodland Township's master-planned community and redevelopment of Republic Square in Houston's Energy Corridor.
The plan will actually contain five ecosystems, which are expected to allow the native trees and natural springs to shine throughout the community. There will be river coves, hillsides, hilltops and cliffs to make the place an authentic hill county community. The housing choices will also be very diverse to keep the community sustainable. From cottages to large custom homes, there will be a variety of options available.
Nature will be a huge part of the development with 33% of the land remaining natural or used at parks or trails. It will be a community with plenty of trails for biking, running and walking. Outdoor recreation will be one of the major activities stressed throughout.
The town center will become the marketplace of convenience for resident with plenty of options for shopping, dining and entertainment. It will be a place for boutiques, local restaurants, coffee shops and more.
Within the development, the three different neighborhoods will offer a wide range of housing styles including apartments, cottages, custom home and more. Many will be situated within walking distance of the town center and each neighborhood will provide something unique for residents to enjoy.
Thomas Ranch isn't here yet, but it won't be long before construction starts. Have you heard the news about Lakeway Regional Medical Center? You won’t be calling it that anymore as a new name was announced this summer, along with some other exciting changes. You’ve likely seen Lakeway in the news the past few months for the acquisition that took place affecting Lake Travis residents.
Along with a new name for Lake Travis to get used to, Lakeway will be expanding several key departments to make an even greater medical facility. Take a look at the changes to come and when to expect them.
A new name for Lakeway Regional Medical Center
The former Lakeway Regional Medical Center just started going by a new name that may take Lake Travis residents some time to get used to. Lakeway Regional will now go by Baylor Scott & White Medical Center Lakeway.
While many may have hoped for a shorter and simpler name to call this medical center, the new name comes in light of the acquisition by Baylor Scott & White Health who will be able to steer the transition into a great direction.
What to expect?
The new Baylor Scott & White Medical Center Lakeway, formerly Lakeway Regional Medical Center, continues to use the website <a href="http://www.lakewayregional.com">www.lakewayregional.com</a> but as you enter the website, you can clearly see that the name change has occurred. This new name comes after being acquired by the Texas hospital group that operates almost 50 facilities in the state.
The signed agreement to purchase LRMC is a positive step for the area as they are a respected group that will likely attract more providers in the area. This means that you’ll have more options for medical services from the physicians to the surgeons, and even the medical resources.
Why inspired the purchase?
With the bumpy road of LRMC in previous years, it made sense for Baylor Scott & White to take over. What once was a humble 106-bed hospital in 2012 turned into a medical center with a defaulted massive debt and serious violations that almost cost Medicare funding.
This consisted of things like incorrect lab results and unsanitary kitchen conditions. Despite plans to correct the hospital’s incompetent areas and to save the funding, unfortunately for LRMC, CMS started receiving complaints about poor patient care that resulted in a hospital inspection. With the same deficiencies being produced on the inspection report, this led to the facility eventually bringing in new specialists of cardiology and neuroscience in an attempt to get a fresh start.
What the acquisition means for Lake Travis
Lake Travis can now look forward to improved medical care with the acquisition from Baylor Scott & White. In fact, what once was Scott & White Health System and Baylor Health Care System became a combined partnership in Dallas back in 2013 when the two organizations merged and created the largest non-profit health care system in the state. Health care improved, costs lowered, and their fan base increased greatly. Now that Baylor Scott & White hospitals are popping up, specialists from around the world want to be a part of this group.
You can expect great changes with the new name for LRMC. In addition to a different name, you’ll start to see departments expanding and a great focus being placed on existing departments that should be more prominent. Expect expansions with orthopedics, cardiology, and neurosurgery with the expansion, as well as a focus on the existing departments of obstetrics, gynecology, and oncology. You’ll also notice a focus on the stroke center, making it more prominent than ever.

Austin real estate market shows biggest sales volume increase in three years
Austin Board of REALTORS® releases October 2012 real estate statistics
AUSTIN, Texas – November 20, 2012 – In October 2012, the Austin real estate market saw the biggest year-over-year increase in the volume of single-family home sales since November 2009, according to the Multiple Listing Service (MLS) report released today by the Austin Board of REALTORS®.<br /><br />According to the report, 1,960 single-family homes were sold in the Austin area in October 2012, which is 37 percent more than October 2011, and the total dollar volume of single-family properties sold was $543,466,840 or 51 percent higher than the same month last year.<br /><br />Leonard Guerrero, Chairman of the Austin Board of REALTORS®, explained, “This is a significant increase in sales volume, even for the Austin market, which has seen 17 straight months of increasing sales. The last time our market saw increases of this size was in 2009, just prior to the expiration of federal homebuyer tax credits. To see these results now without those types of external factors stimulating the market is very encouraging.”<br /><br />In October 2012, the median price for Austin-area homes also increased to $199,320, which is five percent more than the same month in 2011. In addition, the market featured 3.4 months of inventory in October 2012, which is 1.6 months less than October 2011 and the lowest inventory figure seen in Austin in the last decade.<br /><br />The market also featured three percent more new listings, 20 percent fewer active listings and 19 percent more pending sales in October 2012 compared to the prior year. On average, homes spent 68 days on the market, which is a decrease of 14 days from one year prior.<br /><br />Chairman Guerrero concluded, “With continued strong demand for homes and only modest increases in new listings, sellers can expect properties to move more quickly than this time last year and buyers should expect strong competition for properties.”<br /><br />October 2012 Statistics
