Create unique interiors throughout your home that satisfy the senses and fulfill all potential roles by leveraging the 7 elements of design: Space, line, form, light, color, texture and pattern.
Balance is essential when applying these elements to your space! Here are a few tips to get started:

Space - Use appropriate balance of negative and and positive space, which is the distance between and around furniture and objects to make your space feel thoughtfully laid out. Play around with adding and removing items until you get your desired look.
Line - Both structural features and room furnishes offer a mix of horizontal and dynamic lines that influence focal points and overall feel of a space. Balancing both kinds of lines will give your space a polished and professional look.
Form - Form is simply shape. This includes the shape of the room itself, furniture, artwork and decorative accessories. Balance natural shapes to bring softness to an interior in contrast to stronger geometric shapes.
Light - Light is extremely important in a home. The common trend right now is to have as much natural light as possible. Floor-to-ceiling windows, thin drapes, and light-colored furniture and design in the homes are good ways to achieve that airy look.
Color - The color of your interior design can change the whole mood when you enter a room. Color has the power to make a room feel lighter, larger, or cozier.
Texture - Adding textures to your home will add the perfect pizzazz that it needs. Mixing textures and contrasting them add to the depth and interest of the room scheme.
Pattern - Pattern is the final element of design but it is just as important. Pattern trends also change very frequently so it is important to be contentious when picking one out. The style of the pattern whether that’s floral, geometric, abstract or any other design should be in harmony with the overall style of the scheme.

For more info click here!

The median sales price was $455,000 last month. Closed sales are down 12% compared to last October. New listings and active listing both remained around the same average as October 2020. Real estate in Austin remains a seller’s market as historically low interest rates, strong in-migration, a rapidly recovering local economy and unprecedented stimulus all drive up the demand for housing. When the lowest inventory on record is factored into the mix, it’s clear that price pressures are unlikely to ease any time soon. Hopefully, the coming months will bring more supply to the market, as materials shortages ease and new development occurs.”

For more information about the Austin market, click here.

As far back as the early 1800’s, families all over the world have put out their stockings to be filled for Christmas morning. The tradition is said to be inspired by the legend of St. Nicholas, a widowed husband who slid down the chimney of his poor neighbor’s home and placed gold coins in their freshly washed “socks” that were hanging to dry by the fireplace. It was a way for St. Nick to give back to his community and fill the void of his first Christmas without his family which has continued to inspire others to give back during the holidays for centuries to come!
Stockings were traditionally filled with items such as coins, oranges, candy canes, and small toys. As time went on, the stocking stuffing tradition persisted and the gifts inside continue to evolve with the times. There are more options than ever before to “wow” your friends and family with useful and unique items!
We’ve checked out several top-retailer lists to create this 2020 gift-giving guide!

This is where everyone wants to be on those summertime holidays like the 4th of July and Labor Day weekend because it’s where all of the action is.
When locals hear this phrase, they already know exactly what you’re talking about. It’s basically considered the “party cove” and one of the best party zones in the state. If you have a boat and a group of friends, come check out the unbeatable party found at Devil’s Cove in Lake Travis.
What is Devil’s Cove?

Located in Lake Travis on the Northshore, Devil’s Cove is basically a large cove that is a popular boating location in the area. It’s located to the west of Northshore Marina and to the east of Mossy Hollow. Since it’s a long cove and because of its central location in the lake, it’s a great spot for gathering boats.
It’s technically in the community of Jonestown and since this north area of Lake Travis is seeing much development, this has become party central. The cove is directed northwestern and while the area used to bother the lakefront residents there who issued an ordinance against the crazy party scene here, the partying has only continued.
What to expect at Devil’s Cove

While there used to be some secret spots on the lake to sit still for the day, development has made it so that everyone is going to be placed right in the middle of the party when they come to Devil’s Cove. There have been so many circumstances that have almost put an end to what it is that makes Devil’s Cove so well-known, from ordinances to complaints, but it continues to survive and has become an iconic part of Lake Travis.
Areas like Rough Hollow and Starnes Island used to be areas that were also popular for boat partying, but now everyone knows you go to Devil’s Cove. The number of people and the intensity of the parties are no comparison from the way it happens at Devil’s Cove. While Spring Break, 3-day weekends in the summer like Memorial Day weekend, and the 4th of July are some of the biggest parties of the year, you’ll find about every weekend from spring to fall is no different.
You’ll find over 200 boats floating, often tied together, and crammed into an area with everyone on the water having a great time. You’ll not only find typical pontoon boats, but you’ll also see everything from runabouts to luxury houseboats with multiple bedrooms. The key to visiting this party destination is to come prepared with a designed driver and stay safe with life jackets and by practicing moderation. You will see lake patrols and random boat safety inspections in which a sobriety test of boat operators may occur.
If you don’t have a boat, you can definitely rental one easily in Lake Travis from companies like Party Barge Operators, Sailing Yacht Charters, and Charter Yacht Outfits. Be prepared for loud music, alcohol in everyone’s hands, sunshine, and a great time.

The river system found throughout the Austin area is one of the most beautiful attractions you will find. It's so attractive many move to this area of Texas simply to own waterfront property.
Buying a waterfront home in Austin means you will be dealing with something rather unique. It's important to be prepared before you go into the process of buying this type of home, especially if you've never owned waterfront property.
There are several great areas found near Austin for waterfront property including:
Lady Bird Lake
Lake Travis
Lake Austin
Colorado River
Highland Lakes
Blanco River
Guadalupe River
San Marcos River
No matter where you want to purchase a waterfront home, you need to know a few things first.
Make Sure you're Getting Plenty of Useable Property
Sometimes, a waterfront home will be advertised with 50 acres, but only five of those acres is actually dry, useable land. While this isn't a problem, if the price is right, you do need to know what you're getting. The 50-acre property with only 5 useable acres may seem like a great deal, when it's really not, due to only 10% of the land being useable.
Know the History of the Property
Even if a home wasn't on the property until just a few years ago, you may be able to find out the history of the land. This will give you an idea of what to expect in the future. If the neighborhood has historically performed well on the market, you can expect it to continue to perform well.
Understand how Drought Might Impact Your Property
Drought plays a role in Texas when it comes to waterfront property because of water levels changing. You should look into the historical levels when it comes to the high end, low end and the average. Understand what to expect if a drought does occur as it could impact your property.
Know what to Expect with Flooding
While drought is a concern when buying a waterfront property, so is flooding. You should know how flooding has impacted the property in the past so that you know what to expect in the future.
You'll Pay More for a View
It's pretty commonly known, but if you have view of the water, you'll pay more for that view. In addition, if the view is better than any other view in the neighborhood, the property will command a higher price. Understand the higher the price, the better the view, for most waterfront homes.
Privacy could be a Concern
With some waterfront homes, privacy becomes a concern. Smaller parcels often found in higher density areas don't offer the best privacy. However, even larger parcels don't guarantee privacy. Look into the neighborhood and what you will be dealing with when it comes to privacy today and in the future.
If you're interested in buying a waterfront home in Austin, you need to know what you're getting into. Hiring a skilled real estate agent with experience in areas, such as Lake Travis and Lake Austin will help to ensure you're protected throughout the entire process.2018-05-15T06:00:00-07:002018-04-29T16:49:05-07:00Shawn Culhanetag:searchaustinlakehomes.com,2012-09-20:4301Lake Austin Neighborhood Spotlight: Westview

When it's time to move to Lake Travis or any other area near Austin, Texas, you'll want to look at the schools. Even if you don't have children, the schools in your neighborhood will make a difference when it's time to sell your home.
It seems like you should be able to turn to your real estate agent for great advice about the schools in the area. However, this isn't really possible due to the fair housing laws keeping agents from providing an opinion about the area schools. Before you choose your neighborhood, make sure you consider the following things.
School Reputation
The reputation of the schools serving the area with the parents matters. While sometimes, people just have opinions, if you speak with enough parents, you'll get a good idea of what the opinions in the community are for the school. It's also a good idea to get a tour of the school and take your children with you.
Make sure you pay attention to the class sizes, check out the library, look at the activity areas and everything else around the school. Be very thorough and check out every corner of the school.
Know Which Schools your Children will Attend
Since the Austin Independent School District has 130 schools and most school districts have multiple schools, you should know which ones your children will go to. Not all schools in a district are created equal. Look at the schools serving your specific community.
Look at the Numbers
There are several numbers to look at and while they are not the only thing to look at, they matter. Look at the rating and reviews on GreatSchools.org and check out the test scores. In addition, look at the graduation rates for high schools and how many children go to college after graduation. These numbers all matter and you should compare numbers for schools serving different communities.
Look at All the Schools
Sometimes, parents moving to a new community only look at the elementary schools, if they have young children. It's possible for a community to have great elementary schools and below average middle schools or a lower than average high school. Make sure you look at every single school your children will attend before you make your consideration.
In addition, don't forget about the private schools in the area. Maybe you want to use the public schools for elementary, but switch to private schools for middle school or high school. Sometimes, the private schools make all the difference for the community.
While it's important to look into the area schools if you have children, you also need to look into the schools without children. Many parents want to live in a home served by the best schools. If you own a home in that community and you want to sell it, you'll likely sell for a higher price compared to the same home in an average school district. Check out the schools and make sure you have all the information you need before buying your next home near Lake Travis or Austin, Texas.2018-03-21T06:00:00-07:002018-04-24T09:17:42-07:00Shawn Culhanetag:searchaustinlakehomes.com,2012-09-20:38387 of the Most Popular Lake Travis Neighborhoods

That’s right; spring and summer are not the best times to buy a home in Lake Travis. Doing anything during the off-season can sometimes surprise you, showing you the best of something without the crowds and the popularity surrounding it.
The same goes for buying a home in Lake Travis. While everyone else is cuddling up by the fireplace this winter, this is the perfect time to snatch up a dream home that has hit the market. Take a look at what off-season real estate shopping can be like in Lake Travis and why it’s a smart move.
You’ll save money
One of the biggest perks of buying in the off-season is that you’re going to save a few bucks. There are fewer buyers and it’s the less appealing time to shop, which means prices are going to have to reflect that. You aren’t going to have sellers asking huge amounts during the winter like they would the rest of the year, which means that you’ll benefit from shopping during this chilly season.
Between the unpredictable and often ugly weather to the busy holiday season obligations, many people are waiting to sell until spring, except for those that are eager to close.
If you can ignore the inconveniences of the off-season, you can benefit from a great deal and an easier close. While you might drive in the snow to view a property or see a home for the first time with a gray sky in the back , looking past these things can get you the home of your dreams for a great deal.
You may be the only active buyer on a snowy day and the low competition will make it even easier for a seller to see that you are the right deal to accept. You’ll just have to look past a snowy roof, the poor lighting, and the dead grass while envisioning what could be this spring.
You’ll be more likely to get the house
As mentioned, the competition is down and sellers are ready to close. This means that negotiations this time of year are going to look much different than they would in the spring or summer. There aren’t many buyers during the snowy season of Lake Travis, which means low competition and easier negotiations. Sellers are motivated if they are choosing to sell in the winter, which means they will be open to your offer and will lighten up on contingencies.
If you have contingencies of your own, you are also more likely to get them fulfilled in the winter. If you want an A/C repaired or a basement finished, you’ll find it much easier to get this in negotiations since you have more bargaining power during the low competition season. Lenders will likely be able to speed things along since they are dealing with fewer buyer’s right now too.
If you don’t mind a lower inventory and the priority is to score a great deal while getting what you want in negotiations, the winter is going to be the perfect time to buy. These are a few of the reasons you should be shopping for real estate in Lake Travis this winter!

Potential homebuyers are always cautioned to be aware of mortgage lending standards and the difficulty they might face when trying to obtain a mortgage. Credit availability is expanding, making it easier to get a mortgage now than it was a year ago. The market is still tight however, and homebuyers should be prepared to shop around until they find a lender who is offering something that will meet the needs of their family.
Mortgage lending companies have high standards so it is important to make sure you and anyone else who will be included on the mortgage have their credit in check. The mortgage market is strict because lenders do not want to be put in a situation where they are forced to repurchase loans that are not paid on. They also do not want to end up in a litigation situation due to loan issues.
What Has Happened to the Number of Mortgages?
Due to the strict nature and requirements of the lending companies, the number of mortgages given out has significantly dropped. A report by the Housing Financial Policy Center at the Urban Institute showed that about 6.3 million fewer mortgages were given out between 2009 and 2015. The reasons behind this statistic are strict regulations and policies. These mortgages would have been granted if the lending standards where more reasonable.
Mortgage companies rely on calculations to determine if a home buyer will become delinquent on their payment. They will not give you a loan if you are too much of a risk for them. Credit history has a huge impact on this decision since lenders can see how often you pay back your debts. The history they receive is extensive. This view into your financial past causes lenders to take less risk when lending to you for your mortgage.
The Effect on the Economy
The housing market is recovering at a slower pace than it should since less potential homebuyers are being offered loans. While the market is still recovering with positive trends, fewer buyers can create a strain on other economic factors like home goods or construction jobs. Bottom Line
After the housing market boom and bust, mortgage lenders became stricter in their lending standards. It is not impossible to get a mortgage loan, but it can still be difficult for potential home buyers. Stay on top of your credit and make sure you and anyone else who is applying are in a good financial position so you can be approved for a loan. It is important to research different companies and their requirements to ensure success in getting a mortgage.2017-11-21T16:28:00-07:002017-11-21T15:28:54-07:00Shawn Culhane
